UK's most sustainable office building

One Trinity Green, a brand new green business centre in Newcastle, UK designed by +3 Architecture, has won the prestigious Building Research Establishment Environmental Assessment Method (BREEAM) offices award 2012 at Eco Build in London. It is one of only a few UK buildings that has been deemed green enough to achieve a BREEAM ‘Outstanding’ rating.

The state-of-the-art development was designed as a first class managed workspace for new and growing companies, but it is its green credentials that are the real attraction. As well as a rooftop garden, the building has state of the art environmental energy systems, telecom and ICT facilities, and has a five-star “Outstanding” rating from the Building Research Establishment (BRE).

One Trinity Green is the first building in the Newcastle area to achieve the BREEAM ‘Outstanding’ title. It was achieved through a combination of simple, passive environmental techniques as well as an impressively large array of roof-mounted, photovoltaic panels. As a result, the pre-construction BREEAM score was measured at 86.9%.

When it came to the building’s design, +3 Architecture aimed to address the social issues of multi-occupancy buildings by creating a clustered arrangement of studios and hybrid units. The building was conceived as three contemporary Victorian warehouses, each with a distinctive character but bound together by a clean, bold, ribbon of elevation and the shared social space. The elevated roof garden is another amenity that further differentiates the Green Incubator Building from other similar developments.

“One Trinity Green demonstrates what can be achieved through a combination of ambition, creativity and teamwork,” Simon Dunstan, managing director of +3 Architecture, told The Shields Gazette. ”There is a prevailing feeling in the marketplace that sustainability adds significant cost to schemes, but this project was delivered to an extremely tight budget, but still managed to achieve a BREEAM ‘Outstanding’ score, largely as a result of a committed client and a genuinely integrated design team.”
